Broadway Studios is a 16-storey, 432-bed purpose-built student accommodation development located on Renfield Street, Glasgow. Delivered by McAleer & Rushe for developer MRP, the scheme completes the regeneration of Broadway Central and is scheduled for completion ahead of the 2026/27 academic year.

Classified as a High-Risk Building (HRB) under Scottish Building Regulations, the project required a fully compliant, Type 1 non-combustible wall tie solution capable of resisting significant wind loads while integrating with a complex SFS façade system.

The building targets BREEAM Excellent and EPC A, exceeding Glasgow’s energy efficiency requirements.

The Challenge

The façade design presented several technical challenges:

  • 16-storey height requiring Type 1 non-combustible performance

  • Design wind pressures of 1.53 kN/m²

  • Large cavity depths up to 232mm

  • Transition details at Level 14 requiring movement joint coordination

  • Fixing into galvanised structural steel without compromising coating integrity

  • HRB classification demanding strict compliance and installation control

A generic wall-tie specification simply wasn’t acceptable. The solution required engineered coordination, spacing optimisation, and regulatory certainty.

The Enterprise® Solution

Evolution Fasteners specified the Enterprise® 25/14 Brick Tie Channel System for the SFS-backed elevations.

The system delivered:

  • Type 1 performance in accordance with BS EN 845-1 & PD 6697

  • Adjustable tie positioning independent of fixing locations

  • Wind-load dependent spacing optimisation

  • Stainless steel A2 construction

  • Compression sleeves to support thick non-combustible insulation

  • 60-year system warranty

By analysing site-specific wind data, Evolution optimised tie centres across favourable elevations — reducing material usage while maintaining structural performance.
